New Zealand Property Values:
Stable, Subdued, and Slowly Finding a Floor

After the sharp rises of 2020 and 2021 — followed by an equally sharp correction — New Zealand’s property values have entered a long period of adjustment. The latest housing data shows a market that is no longer falling fast, but also not yet rising with conviction.

Instead, property values across the country are largely stable, hovering well below their previous peak and moving sideways as lower interest rates slowly work their way through the system.

Values Have Flattened in Recent Months

Looking at national trends, median property values slipped only 0.1% over the three months to October 2025, and were down just 0.4% over the year. These are small movements by historical standards and signal that the market is no longer in free-fall.

However, values remain around 17% below the early-2022 peak nationwide. That gap highlights how far prices fell during the downturn — and how cautious the recovery has been so far.

Regional Picture: Mixed, but No Longer Uniformly Weak

The slowdown hasn’t been felt evenly across the country.

Some centres, such as Christchurch, have recorded modest gains in recent months, while Auckland has drifted slightly lower. Provincial markets have generally held up better, with some locations even reaching new highs, reflecting stronger affordability and steady local demand.

This divergence suggests that the national average hides a wide range of local stories, with affordability playing a key role in where prices stabilise first.

From Boom to Balance

The past few years have represented a clear shift in market dynamics:

  • Rapid, debt-fuelled price growth has ended
  • Buyers are more price-sensitive
  • Lending remains disciplined
  • Sellers face longer listing times and tighter negotiations

Rather than chasing momentum, the market is now being driven by fundamentals such as income growth, borrowing capacity, and population trends.

Why Values Haven’t Rebounded Yet

Despite lower mortgage rates compared to 2023, several factors are still weighing on values:

  • Interest rates remain well above the ultra-low levels of the pandemic era
  • Household budgets are under pressure from the cost of living
  • Lending rules remain conservative
  • Confidence is improving slowly, not suddenly

This combination has resulted in a market that feels stable, but subdued.

The big takeaway

New Zealand property values appear to have found a floor, but the climb back will likely be gradual rather than dramatic. With values still well below their peak and demand rebuilding cautiously, the market is transitioning from correction to consolidation.

For buyers, this continues to present opportunities without intense competition. For sellers, patience and realistic pricing remain essential. And for the broader economy, stability — rather than volatility — may be exactly what’s needed next.
